Our maximum occupancy is 6 in 2 bedrooms (one double room with King size bed, one twin room, sofa bed in sitting room).

Bookings cannot be accepted from persons under 21 years old and the property is not suitable for parties, events or groups of under 21 years olds.

1 week minimum duration in the peak season July, August and the first week of September, weekend to weekend. 3 day minimum duration the rest of the year. Please contact us if you need a shorter stay, or alternatively you want to book for a longer time off season.

One set of sheets for both bedrooms and bath towels for 4 are provided along with a bath mat, tea towel, kitchen towel and cloakroom hand towel, but please bring your own towels for the pool and if you go to the beach or lake. The property is cleaned after each stay and there is a charge of £90 per stay, which covers this, the linen and other accessories provided. Additional cleaning and changes of linen can be arranged at your expense if you require them.

A 30% deposit is all that is required to secure your dates, with the balance to be paid 8 weeks before arrival. Price to pay will include a £250 refundable deposit for breakages and a £90 cleaning and linen fee. (If you book a stay within the 8 weeks leading up to your arrival, you will be required to pay the full amount at the time of booking.)

Following your booking you will receive a confirmation email, plus further details about your stay. And a few days before your arrival you will be sent the access code for the key.
